Who needs a rental license/registration in DC?
Landlords generally need a Basic Business License as a rental property provider and must register rental units with RAD/Rent Registry under the Rental Housing Act framework. We help owners confirm whether their property is covered and handle the licensing steps if it is.
Is rent control registration required even if I think I'm exempt?
Rent Registry guidance states housing providers must register units, and rental units are either rent-stabilized or exempt; exemption claims must be supported and approved. Unregistered units are treated as rent-stabilized unless an exemption is approved.
What happens without compliance?
RAD Form 1 instructions note that before a housing provider may legally issue certain eviction notices/file for possession, the property must be licensed (DLCP) and registered (RAD). Our goal is to help owners become compliant before issues arise.
How much does DC charge per unit to register?
DLCP materials state $43 per unit per two-year license period for RAD registration; DC Code also sets an annual $30 rental unit fee for many units not exempt from rent control under specific provisions. Our service fee is a flat $75 for the first rental at a property and $25 for each additional rental at the same address, separate from city fees.
Is an inspection required? What if I fail?
Yes—BBL for rental property providers requires an inspection; there is no inspection cost, but $90 reinspection fee applies if you fail or reschedule with short notice. We help coordinate the inspection and ensure properties are ready to pass.
Do I need a Certificate of Occupancy?
A C of O is commonly required for 2+ unit accommodations and is referenced as "most recently-issued" in RAD Form 1 instructions when applicable; DC's DOB notes single-family residences in certain zones are exempt from needing a C of O. We help determine if one is needed for your property.
Can the public verify registration status?
Yes—Rent Registry includes a public portal that supports checking registration status and related market/property data views.
Can you help if I already started my DC rental license application?
