What is LandlordFriend?

LandlordFriend is a friendly service that helps landlords complete rental license applications. We coordinate inspections, organize documents, submit applications through city portals, and handle follow-up questions—all for a flat one-time fee. We are not a property management company and do not handle tenants or maintenance.

How does the rental licensing process work?

The process typically involves: (1) confirming your property requires a license, (2) scheduling and passing an inspection, (3) gathering required documents, and (4) submitting the application through the city portal. We handle all of these steps for you, keeping you updated at key milestones along the way.

How much does your service cost?

Our service fee is a flat $100 for the first rental at a property and $50 for each additional rental at the same address. This is a one-time fee—no recurring charges. City license fees and inspection costs are separate and paid directly to the city and inspector.

How long does the rental license process take?

Timelines vary by city and depend on inspector availability and city review time. Most processes take 4-8 weeks from start to finish. We keep you updated at each major step: inspection scheduled, application submitted, and license issued.

Do I need a rental license for my property?

Requirements vary by city. Most cities require rental licenses for houses, condos, ADUs, and multi-unit properties that are leased to tenants. We can help you confirm whether your property is subject to licensing requirements in your area.

What happens if I rent without a required license?

Renting without a required license can expose owners to warnings, fines, and enforcement from the city. Our goal is to help you become compliant before issues arise by coordinating inspections and completing the city application correctly.

Can you help if I already started my application?

Yes! We can often step in after an application has been started to help organize documents, respond to city questions, and coordinate any follow-up inspections or corrections needed to finish the process.

Are you a property management company?

No. We are not a property management company and do not handle tenants, leases, or maintenance. We provide friendly administrative support only, focused on helping owners complete rental licensing requirements. We also are not a law firm and do not provide legal advice.

Do you work with property managers?

Yes! We can work directly with individual owners or partner with property managers who want a consistent process for licensing multiple rentals across their portfolio.
