Do Honolulu landlords need a city "rental license" for long-term rentals?

Honolulu's major licensing/registration focus is on short-term rentals through DPP; long-term rentals are commonly governed by state tax licensing (GET) and state landlord-tenant law requirements. There isn't a single "long-term rental license" issued by the City for standard 6+ month rentals.

What taxes apply to rental income in Honolulu?

Long-term rental operators must register for GET and file/pay accordingly. Short-term rental operators must register for GET + TAT and file/pay those taxes. We help set up the appropriate tax registrations based on your rental type.

What's the difference between long-term and transient in Hawaiʻi?

DOTAX uses 180 consecutive days as a key dividing line in its rental guidance. Leases of 180+ consecutive days are considered long-term; rentals of less than 180 consecutive days are considered transient/short-term and subject to TAT and STR registration requirements.

How much does Honolulu STR registration cost?

Recent Honolulu Bill 62 coverage and ordinance materials describe an initial registration fee of $1,000, with renewals commonly cited around $500 annually. Additionally, STR operators must pay TAT registration fees ($5 for 1-5 units, $15 for 6+ units).

If I live off-island, do I need a local agent?

Yes—Hawaiʻi law requires off-island landlords to designate an agent on the same island as the unit in the rental agreement. We help ensure your lease includes this required disclosure.

Who do I contact with STR registration/renewal questions?

DPP directs STR questions to [email protected] and (808) 768-7887. We handle DPP registration/renewal workflow and communications as part of our service.

What about grandfathered STRs with Nonconforming Use Certificates?

Some STRs operate under NUC "grandfathered" status (pre-Oct 22, 1986) with annual renewal; new NUCs are not issued. We help manage NUC renewals if applicable.

Can you help if I already started my GET registration or STR application?
