Frequently asked questions

Common questions about Miami rental licensing and our services.

Who needs a license/registration in Miami?

It depends on where the property is and what type of rental you operate. The City of Miami uses CU/BTR processes to ensure a use is legal and safe; unincorporated Miami-Dade requires an annual STR CU before listing/advertising. We help determine which requirements apply to your property.

What happens without compliance?

The City's CU page references being cited for not having a proper CU and ties compliance to approvals and inspections; for STR/lodging, the City warns that failure to renew CU results in revocation of authorization to operate STR/lodging units.

What does it cost?

City of Miami CU/BTR: fees are invoiced after review (not one universal posted amount). Unincorporated Miami-Dade STR: $36.70 CU + $136.17 inspection package = $172.87 total, renewed annually. We help estimate costs based on your property and use type.

How long does the City take to respond after I apply for a CU?

The City states it will contact applicants within five business days to discuss CU application details. After that, the timeline depends on inspection scheduling and any corrections needed.

Do I need inspections?

For City CU, inspections are scheduled after the CU is approved and the invoice is paid; you must have an approved CU application and paid invoice before requesting inspections. We coordinate inspection scheduling and follow-ups.

Do CU and BTR renew annually?

For STR/lodging, the City states both CU and BTR must be renewed annually, and failure to renew CU can revoke authorization to operate. We track renewal deadlines to help you stay compliant.

What's the difference between City of Miami and unincorporated Miami-Dade?

City of Miami has its own CU/BTR process for businesses operating within city limits. Unincorporated Miami-Dade County has separate requirements for STR operations. We help determine which jurisdiction your property falls under and handle the appropriate process.

Can you help if I already started my Miami CU/BTR application?

Yes. We can often step in after an application has been started to help organize documents, complete the application, handle invoice payments, coordinate inspections, and respond to any follow-up questions from the City.
