Understanding total costs

There are three main cost categories for your Miami rental license: our service fee, city license fees, and inspector fees.

City license fees

City fees are set by the City of Miami and may change over time. They are paid directly to the city, not to us. The amount can depend on factors like property type and the number of rentals at the address.

When you share basic property details, we can estimate what the city is likely to charge so you have a combined view of all expected costs.

Inspection fees

Inspection fees are charged by the inspector you choose (or the inspector we help you connect with). Pricing varies by:

  • Single-family home vs. larger multifamily
  • How many rentals are inspected during the same visit
  • Travel or scheduling needs

Many owners find that grouping multiple rentals at the same address into a single visit helps keep inspection costs reasonable.

Example: House with ADU

For a simple example, imagine a house with an ADU in Miami:

  • Two rentals at the same address (house + ADU)
  • Our fee: $75 (first rental) + $25 (second rental) = $100
  • Plus city license fees and inspection fees, paid directly to the city and inspector

Once we know your property details, we can give you a clearer combined estimate before you decide whether to proceed.

Miami City & County Fee Breakdown

Miami's requirements depend heavily on (1) whether the rental is "short-term rental/lodging" and (2) whether the address is in the City of Miami vs unincorporated Miami-Dade vs another municipality.

City of Miami

Certificate of Use (CU) + Business Tax Receipt (BTR)

Invoice-based (varies)

Fees are invoiced after the City reviews your application. The City confirms it will contact applicants within five business days and then send an invoice and inspection sheet for scheduling. Fees vary by use type and inspections required.

Process: Apply → City contacts (5 business days) → Invoice → Pay → Schedule inspections → Complete inspections → BTR application

Inspection Fees

Included in invoice (varies)

City indicates Fire and Code Enforcement inspection fees are included in the invoice. Other inspections may involve additional agency fees depending on the situation.

Unincorporated Miami-Dade County

STR Certificate of Use

$36.70

Certificate of Use fee per certificate (annual renewal required)

Inspection Package

$136.17

Inspection fee: $89.97 + $9.50 surcharge (annual renewal required)

Total Annual Cost

$172.87

County CU must be obtained annually at the same published costs

Important Notes

  • City of Miami: Fees are not a single universal amount; they are determined after City review and invoiced based on your specific use type and required inspections.
  • Unincorporated Miami-Dade: Fixed published fees ($172.87 total) that renew annually.
  • Jurisdiction matters: Miami-Dade County contains many municipalities; rules differ by municipality and for unincorporated areas.
  • Annual renewals: Both City of Miami CU/BTR and unincorporated Miami-Dade STR CU must be renewed annually.

When you share basic property details, we can help determine which jurisdiction applies and estimate what fees are likely to apply so you have a combined view of all expected costs.
