Emergency Egress

Accessible, clear exits and egress paths. Bedroom windows that meet minimum size and opening requirements for emergency escape.

Habitability & Structure

Sound roof, walls, floors, no major leaks or structural hazards. Windows and doors that open, close, and lock properly. No broken glass.

Health & Sanitation

Absence of significant mold, chronic dampness, or unsanitary conditions. No infestations (rodents, cockroaches, bedbugs, etc.)

Electrical Safety

No exposed wiring. Covers on all outlets and switches. GFCI outlets where required (kitchens, bathrooms, exterior).

Plumbing & Heating

Functional plumbing fixtures, hot and cold water, no persistent leaks. Permanent, working heat source capable of maintaining required indoor temperatures. Adequate ventilation in bathrooms & kitchens.

How to prepare before renting

Even without a formal pre-licensing inspection, being proactive reduces risk of complaints or liability:

  • Walk the unit with a habitability checklist (based on the items above)
  • Test all alarms (smoke & CO) and replace batteries or units if they're old
  • Confirm deadbolts, window locks, and common-area doors work
  • Check water heater strapping and combustion devices (if any)
  • Fix any visible trip hazards (loose stair treads, uneven flooring)
  • Document the condition with photos and notes; keep copies in your property file
